Teatro ZinZanni and Kenwood Investments have proposed a new mixed use building along one of the Port of San Francisco’s inland seawall lots, Seawall Lots 323 and 324, at the intersection of Broadway and The Embarcadero. The site is currently an underused surface parking lot. The proposed project is consistent with the City's 40-foot height limit, the Port’s Waterfront Land Use Plan and all other City policies and requirements. The proposed project involves three public trust consistent uses — a 192-room hotel, a new theater and entertainment venue featuring Teatro ZinZanni and its historic spiegeltent and a new 14,000 sf privately maintained, public park. In 2015 and 2016, ZinZanni and Kenwood’s plan received unanimous endorsement from the San Francisco Port Commission and the San Francisco Board of Supervisors. Now, at long last, the proposed project is set to come before the City’s public bodies for its final entitlements and WE NEED YOUR SUPPORT!

Why this is important

For more than 7 years, ZinZanni has been looking for a permanent home in San Francisco and now, after several years of public planning, with more than 30 public meetings behind us, the proposed project is finally ready to receive its final entitlement permits from various public bodies such as San Francisco's Planning and Port Commissions and the Board of Supervisors. These final permits are necessary before we can open our doors to make a difference in the cultural and entertainment life of our City.

The San Francisco Port Commission and the Board of Supervisors in 2015 and 2016 unanimously endorsed the proposed project, which will be constructed to a minimum of LEED Gold and will meet all of the city’s stringent environmental codes

Now entering the City’s final approval phase with votes coming before the Planning Commission, Port Commission, and the Board of Supervisors culminating with final approvals in summer 2019 -- so make your voice heard in support

2011: The late, great Mayor Ed Lee announces his support for Teatro ZinZanni’s New Home

The Spiegeltent will be moving to Broadway and The Embarcadero on San Francisco's waterfront. The late Mayor was joined by Teatro ZinZanni Founder and Creative Director Norm Langill, along with the TZ family of performers from the show "On the Air," in 2011 to declare San Francisco's support for ZinZanni's return.
